Actual Rental History vs. Projected Rental Income: What Is the Difference?
Actual Rental History vs. Projected Rental Income: What Is the Difference?
One shows what happened; the other estimates what might happen. Neither should be read without context.
The short answerActual rental history documents prior results for the specific property. Projected rental income estimates future gross revenue using assumptions about rates, occupancy, availability, marketing, and management. A projection is useful for planning, but it is not a guarantee.
How to read actual history
Ask for monthly or reservation-level statements, owner-blocked dates, average daily rate, occupancy, cancellations, discounts, management structure, and the expenses deducted before owner payout. Determine whether the property was fully available, newly listed, under renovation, or managed differently during the period.
How to test a projection
Identify the comparable properties, date range, assumed occupancy, rate strategy, fees, and owner-use calendar. Confirm whether the estimate reflects current furnishings and sleeping capacity. Compare the projection with multiple years of area seasonality rather than one peak month.
Convert gross revenue to owner economics
Neither actual history nor a projection is the same as profit. Deduct management, platform fees, cleaning support, utilities, taxes, insurance, HOA dues, repairs, supplies, furnishings, and reserves. If financing is involved, add debt service separately.
Local perspectiveAlong the Emerald Coast, two similar-looking properties can perform differently because of beach access, parking, view, floor level, amenities, sleeping layout, community rules, and management execution.
Bottom line: Use history as evidence, projections as scenarios, and a complete expense model as the decision tool.
