Look beyond the monthly HOA fee
Ask what the fee includes: master insurance, exterior maintenance, water, cable, security, pools, elevators, reserves, or other services. A lower fee is not automatically better if the association is deferring maintenance or funding major work through special assessments.
Review the building’s records
Request the declaration, bylaws, rules, budget, recent financial statements, meeting minutes, reserve information, pending or approved assessments, insurance summary, inspection reports when applicable, litigation disclosures, and rental policies. Read the documents for the exact building, not a nearby comparison.
Confirm your intended use
Check minimum rental periods, registration requirements, pet rules, parking, owner storage, amenity access, management requirements, and any limits on financing. For rental use, verify actual unit history and whether future bookings or management agreements transfer.
LOCAL PERSPECTIVE Coastal buildings also require property-specific insurance review. Understand what the association’s master policy covers and what the unit owner must insure, including interiors, contents, liability, loss assessment, wind, and flood exposures as applicable.
